Agricultural land conversion (ALC) is an incentive–driven process. In this paper we further investigate the inter–relationship between land economic value (LEV) and ALC. To achieve this goal, we calculated LEV for agricultural and non-agricultural (housing) uses in two areas in East Java, Indonesia. The first area represents suburban agriculture, facing rapid urbanization and experiencing high rate of ALC. The second area represents rural agriculture with zero ALC. Furthermore, we identified factors affecting LEV in both areas for both uses. The resut of this study show that agricultural land yielded higher economic benefit in rural area. Conversely, comparing to agricultural land, housing creates 7 times higher value in urban area. Moreover, agricultural land shown to create higher profit after converted. Ironically, the similar comparison doesn’t exists in rural area. Agricultural land only yielded 19% more value, indicate that agricultural land can be easily converted. It is also proven by the growing number of new urban core in the periphery area. There are several factors affecting land economic value, for agricultural use, soil fertility, accessibility, and cropping pattern are important variables. While accessibility and location in urban area increases land value for housing.

The first area represents peri-urban agriculture, which is facing rapid urbanization and experiencing a high rate of ALC. The second area represents rural agriculture, with zero ALC. Furthermore, we identified factors affecting LEV in both areas for both uses. The results of this study show that agricultural land yielded a higher economic benefit in rural areas. Conversely, compared to agricultural land, housing in urban areas yields a value that is seven times higher. Moreover, agricultural land was shown to yield a higher profit after conversion. Ironically, a similar comparison does not exist in rural areas. Agricultural land yielded a value that was only 19% higher, indicating that agricultural land can easily be converted. This is also proven by the growing number of new urban cores in the periphery area. There are several factors affecting land economic value, such as agricultural use, soil fertility, accessibility, and cropping pattern, which are important variables. Meanwhile, the accessibility and location of peri-urban areas increase the land value for housing.

Urbanization involves expansion of the amount of land covered by urban uses. Rural to urban land conversion (RULC) can satisfy demand for the additional space that growing cities require. However, there can be negative consequences, such as the loss of productive agricultural land and/or the destruction of natural habitats. Considerable interest therefore exists among policy makers and researchers regarding how the efficiency of RULC can be maximized. We used the Gini index and a data envelopment analysis to quantify the relationship between RULC and economic development for 17 metropolitan areas in China. We did this from two perspectives: (i) coordination; and (ii) efficiency. We found that economic agglomeration fosters the coordination of the amount of rural land that is allocated to be converted to urban uses. Similarly, economic agglomeration increases the efficiency of RULC in terms of the processes of socio-economic production. Through production technology innovation and readjustment in the scale of input factors, the productive efficiency of RULC can be promoted. Our findings suggest a need to strictly limit the amount of RULC, design differential land management policies according to location and development level, and adjust RULC allocation between different cities. Further, in harnessing the potential of intensive urban land use and restructuring, production factors, including land, can be enhanced through technological innovation. Research presented in this paper provides insights for areas of the world which are yet to undergo the rapid urbanization that China has experienced, but where it is projected to occur over the coming decades.

Agricultural land is a limited natural resource with increasing economic value. This study analyses land rental relationships in Slovakia, including legal rental regulations, and identifies the impact of certain factors, such as the European Union Common Agricultural Policy (CAP) payments, and geographical and economic factors on land rental prices. From the results of econometric models, it was found that certain CAP payments have an effect on rental prices, mainly the single area payment scheme (SAPS), payments for agri-environmental-climate schemes (AECS), and animal welfare, which were found to have positive effects. Other important factors found to influence rental prices are economic indicators (such as total revenue share of total costs, share of revenue from agricultural production in terms of total revenue, share of production costs as a percentage of total costs, wages, and number of employees) and geographical factors (such as region or partial production areas). However, the distance of the farm from the district city (LAU 1) and the share of farmland affected by natural constraints do not considerably affect rental prices in Slovakia. Land consolidation is a statistically significant factor according to the models; however, its impact is almost zero. Knowledge of these factors constitutes important know-how, not only for policy makers but also for the actors operating in the land rental market (e.g., landlords, tenants, experts on land valuation, and real estate agents).

<p><em>Surakarta City experienced population growth and rapid economic development, while land availability is limited so that the developments leading to suburban areas. Such as in Jaten that have a high-intensity agricultural land conversion caused by the high rate of population growth and the development of market mechanisms as a result of the economic development in Jaten. Jaten also has a high level of productivity of agricultural land. Therefore, needs to be studied further in Jaten why a lot of agricultural land conversion?</em></p><p><em>The method of this research is deductive. The data analysis technique used is qualitative by using crosstab analysis to determine an influence factor the conversion of agricultural land to the phenomenon the conversion of agricultural land in the district Jaten and descriptive analysis of qualitative to determine the factor that affect the conversion of agricultural land in Jaten.</em></p><em>Results of this study is factor that affect the conversion of agricultural land in Jaten include population growth caused by high birth rates, GDP District of Jaten where the sector processing industry is a sector basis, the price of land, farmers' preferences, availability of infrastructure and government policy.</em>

Recently the strategic roles of paddy commodity at Poso Regency deal with serious challenges, one of them is the problem of agricultural land conversion as the consequences of rapid regional economic development. Land conversion associates with the fact that many people have not yet known and realized the concepts of economic value and the sustainability of paddy fields as well as the multifunctionality concept. Paddy fields are only considered as the tangible and marketable food products in the form of rice, whereas the another functions which relate to the aspects of environmental, social, and cultural are not much familiar even tend to be denied. Besides the producer of rice product, paddy field agriculture has another functions as to reduce the risk of flood downstream, to control erosion and sedimentation of waterways, to preserve water resources, to improve local climate, to decrease the accumulation of organic wastes, to become the habitat of flora and fauna, to maintain social and cultural values as well as rural attraction, to provide work field, and to support household and regional food security. There are some valuation methods to quantify the values of those functions. The valuation of agriculture multifunctionality indicates that paddy field has real economic value which is higher than that of conventional accounting results, so that paddy fields contributes to society economically, socially, culturally, and environmentally.

Agricultural land conversion occurs mostly in big cities in Indonesia and also occurs in small villages and towns on a small scale but not much has been done by the study. This study was linked to detect factors affecting land conversion in Kota Solok. This research was conducted by survey method. Sampling is done by simple random sampling with balanced amount. The data collected in this study includes primary data and secondary data. The analysis is done by description using percentage of respondent's level of achievement (tcr). The result of the analysis shows that the conversion of paddy fields in Solok City is mostly done by individual buyers, the internal factor which has the greatest effect on the conversion of paddy fields in Solok City is the economic condition, while the external factor is caused by the population growth and the policy caused by the weakness of policy control which government apparatus.

Increasing the number of populations in urban areas results in increasing the need for shelter and food, while the land area is limited. This has led to a conversion of agricultural land to non-agricultural land, especially in sub-urban areas that directly adjacent to urban areas. This study aimed to identify the impact of agricultural land conversion, and also to estimate the economic value of paddy land loss in sub-urban of Bantul Regency. Data were collected through structured interviews, institutional data, and literature reviews. These data were analyzed in a quantitative descriptive. Most of the paddy fields are converted for home and housing, partially used for economic activities that have higher land rent such as shops, boarding houses, and restaurants. The perceived impact is increasing air temperature, air pollution, also reduced employment opportunities and income from agricultural sector. The total economic value of the direct use obtained from the existence of agricultural land in Bantul sub-urban is IDR 96 806 832 ha–1 yr–1. It is includes the value of rice production of IDR 53 934 540 ha–1 yr–1, the value of employment opportunities is IDR 17 126 688 ha–1 yr–1 and the value of agricultural income is IDR 25 745 604 ha–1 yr–1.

ABSTRACTProtection of sustainable food agriculture land is an efforts in order to control the high rate of conversion of agricultural land to non-agricultural land, as well as food security and sovereignty. In addition, agricultural land has a very strategic role and function for the people of Bogor District who are agrarian because there are a large number of residents of Bogor District who depend on the agricultural sector. Agricultural land conversion (ALC) is economically profitable, but what the community does not pay attention to is the losses caused by the ALC. Economic valuation is one way to calculate the multifunctionality of paddy fields that have overall economic value, including the production function, provider of environmental products/services and socio-culture. This study aims at determining the economic value of paddy fields as employment services providers for farmers. The analytical method employed was the economic valuation. Research result: It shows that the conversion of paddy fields in Pasuruan Regency in 2014-2019 is quite high, averaging 777.7 Ha per year. The economic value of rice fields as an employment services provider in 2019 is IDR 1,922,772,319,000. This value tends to decline due to land conversion since 2014.

Carrying capacity in a broad sense can be defined as the ability of environment to support activities to a specific level.  This study aimed to describe the carrying capacity of land in Baubau City. The methods used are land physical approach and land economic approach. The land physical approach has conducted by <em>suitability</em> analysis of land capability on the actual land use and spatial pattern plan. The land economic  approach has been done by calculating the economic value generated by each class of land use. The results showed that of the total area of 29,313.96 ha Baubau City, physically carrying capacity of land is relatively good, where 21,890.80 ha (74.68 %) is suitable and 7,423.13 ha (25.32 %) is not suitable, whereas economically with the assumption to feasible lives is Rp8,750,000 per year, meet the carrying capacity 442,083 of life or 3.1 times of total population of Baubau City.  This study recommended that land management in Baubau city should be directed to control the constructed land and the protection of agricultural land and forestry.
