We examine here how does age and total number of floors affect residential prices in Taichung City Taiwan. In recent years, with the increase in land prices and the improvement of construction technology, number of floors in multi-family residential towers has also increased in Taiwan. There are many factors that affect the transaction price of multi-family residential towers. The research object of this study is 2,500 transaction data of 22 multi-families residential towers in the most densely populated area near Zhongke Shopping Plaza in Xitun District, Taichung City April 2012 to March 2019. First, this study uses the hedonic pricing model explore the significance of factors that affect the transaction price of multi-family residential towers with residential prices as the dependent variables, number of floors, age, land transfer area, building transfer area, story as independent variables. Then this study uses causal steps and bootstrapping to check the intermediary effect of number of floors between age and residential price. The statistical results found that number of floors, age, land transfer area, and building transfer area all significantly affect residential price. This study found that age affects residential price through number of floor height that represent number of floors playing the role of full mediation between age and residential price.

Research on the role of the APIP review of the Ministry/agency Work Plan and Budget document to determine the impact on the efficiency of ministry/agency spending (case study at the Ministry of Religion). The method used in this study uses simple linear regression with dummy. The use of linear regression is used to examine the relationship between independent variables (certain types of expenditure) and dependent variables (total expenditure). Whereas, dummy is used to find out before and after the APIP review is done. Throughout the author's search, this research has never been done. Based on the results of linear regression obtained, the APIP review significantly had a positive effect on official travel expenditure and honorarium but did not significantly affect building spending and equipment.

Abstract Do governments make a strategic choice in deciding what type of security agent to use for repression? Research acknowledges the role of auxiliary groups such as militias in repression, yet surprisingly little attention is given to the state's formal domestic security agents, such as the police. We show that formal security organizations and auxiliary groups enhance the government's ability to repress by acting as strategic complements. As the better-regulated force, formal agents are often employed against violent riots, when regimes worry more about the ability to control the agents and their behavior more than about being visibly linked to the violence. In contrast, auxiliaries are often used to repress nonviolent campaigns, when the government seeks to benefit from agency loss in order not to be associated with the violence, which can be costly in these contexts. We empirically verify these linkages on country-month data for Africa using panel vector-autoregression (pVAR), which accounts for endogeneity, not only between the dependent and independent variables, but also the dependent variables. We complement these statistical results with case-based evidence and descriptive original data from non-African countries.

AbstractThe main objective of this paper is to study indicators of individual wine reputation and how they may affect the price of wines in Friuli Venezia Giulia. The analysis is built on the assumption that consumers base their wine purchase decisions on easily available information such as expert quality ratings and reputation builds on past awards for a wine. We estimate a hedonic pricing model using a data set of 1078 Friulian wines listed in the Gambero Rosso wine guide. The categorical nature of the dependent variable suggests the use of ordered response models. The results not only show that awards for the current quality of a wine carry a positive and substantial premium, but also that having received an award in the past (indicating individual wine reputation) has a positive effect on prices. Moreover, the province of production has a considerable effect on prices and white, older wines tend to be more expensive. The paper confirms the important role of current quality ratings and of individual wine reputation in determining wine prices. An important marketing implication is that wineries and retailers should communicate the current quality of a wine together with any past quality recognitions received as this should foster the reputation of an individual wine in the future.

Chapter 6 examines real estate as a neglected feature of actual economies. It begins with an empirical overview demonstrating the preeminent role of land as a part of nonfinancial wealth. Whereas many macroeconomic models represent nonfinancial wealth by a symbol K that is interpreted as machines and equipment (if not robots), the text makes clear that such items are of minor quantitative importance. In contemporary economies, nonfinancial wealth consists chiefly of real estate. This is the proper reason so many analysts conjecture a link between house prices and the Great Recession. Changes in house prices (primarily changes in land prices) operate on the economy through their influence on nonfinancial wealth. Nonfinancial wealth affects consumption directly and investment indirectly since it relaxes or tightens borrowing constraints. Building on the results obtained in previous chapters, the text studies housing manias and leverage cycles and relates its main findings to US data.
