Engka Fakultas Ekonomi dan Bisnis, Magister Ilmu EkonomiUniversitas Sam Ratulangi, Manado ABSTRAKAnalisis Optimalisasi Aset Tanah Bekas Bangunan Unit Pelaksana Teknis Dinas (UPTD) Metrologi Provinsi Sulawesi Utara Milik Pemerintah Provinsi Sulawesi Utara menggunakan Analisis Highest And Best Use (HBU). Alat analisis yang digunakan adalah dilakukan dengan cara analisis produktifitas properti meliputi aspek fisik dan lokasi serta aspek hukum dan peraturan sehingga diperoleh alternatif penggunaan yang memungkinkan. Analisis selanjutnya adalah analisis pasar yaitu analisis permintaan, penawaran pasar, dan analisis kelayakan keuangan untuk setiap usulan penggunaan yaitu untuk hotel, pusat perbelanjaan dan hotel.Dalam penelitian ini, data yang dianalisis terdiri dari data primer dan data sekunder. Data primer meliputi data pendapatan, sewa dan pengeluaran yang diajukan sebagai alternatif penggunaan, diperoleh dengan bentuk wawancara berstruktur, sedangkan data fisik yang meliputi ukuran, bentuk tapak, topografi, utilitas dan lain-lain diperoleh melalui observasi langsung. Data sekunder diperoleh dari BPKAD Provinsi Sulawesi Utara, Badan Pusat Statistik, Situs Media Online dan sumber-sumber lain yang berhubungan dengan penelitian ini.Kata Kunci : Optimalisasi, Aset ABSTRACTUsed Land Asset optimization analysis Ex Building Technical Implementation Unit (UPTD) Metrology North Sulawesi Province,  Government-owned North Sulawesi Province by Using Analysis Highest And Best Use (HBU). The analysis tool used by the analysis of productivity and the physical aspects of the property include the location as well as the legal and regulatory aspects in order to obtain alternative uses which allows. Next step is about market analysis which is analyze market demand and supply, also financial feasibility study for every alternative, namely for the construction hotel, shopping center and parking of vehicles.In this study, the data were analyzed consist of primary data and secondary data. Primary data includes data revenues, rents and expenditure proposed as an alternative to the use, obtained by structured interview form, while the physical data which includes the size, shape of the tread, topography, utilities and others obtained through direct observation. Secondary data available at government office such as BPKAD Provinsi Sulawesi Utara, Central Bureau of Statistics, Online Media and other sources related to this research.Keywords : Optimization,  Asset

This paper analyzes the impact of economic and social variables on fiscal independence of district government in Province of North Sulawesi.  Scope of research includes all districts in  2009-2012. To analyze secondary data, we utilize the Pooled EGLS (Cross-section random effects) method. This research not only use secondary data, but also primary data. The primary data are used to get deep picture about factors that lower fiscal dependence of districts in North Sulawesi. Those data are collected by interview to parties related to generate own resource revenues and by focus discussion group with academicians. This research finds that economic development and population in districts of North Sulawesi do not affect on fiscal independence. Otherwise, only variable human development index has significantly positive effect on fiscal independence. These findings are supported by primary data which show that: (1) most activities of dominant economic factor of those districts, except Manado and Bitung, namely agriculture, are not tax or surcharge objects; (2) types of local government tax have small tax base for districts and varies between dictricts that have big cities and small cities; (3) low of human resource capacity and creativity to generate own source revenues effectively and efficiently; and (4) low of taxpayers compliance.

The current research investigates the performance efficiency of U-fone compare with Mobilink. Data were both primary as well as secondary data. Secondary data related to industry was collected from web sites, pilot study, survey, newspaper, PTA Annual report, magazines and reports for generating awareness on the topic and for satisfying objectives of the study. To collect primary data a field survey was conducted with the help of structured interview schedule. Various demographic variables were considered and the questionnaire was tested. The respondents being the adopters of mobile phones are selected for conducting survey, the sample I choose to conduct the survey is based on 50, out of 50 I got the response from 40 on which statistical data analysis is based in this report. It was revealed that Mobilink Network Coverage whereas people are not satisfied with Ufone Network CoveragePeople use Mobilink are not satisfied with the call rates set by Mobilink, whereas the people using Ufone are much satisfied with the call rates set by Ufone.Mostly people use Ufone because of packages.  The ratio of Mobilink users who attracts towards other network by watching ads is higher than Ufone users.Ufone attracts people more by advertisement of different packages as compare to  Mobilink.The ratio of satisfied customers is higher in Mobilink.Ufone introduce more innovative services like Call block, Utunes, HisaabSms and etc.Most of the people viewed that CRM (Customer Relationship Management) of Ufone is not effective as Mobilink.

Due to the perishable nature and biological nature of the production process there is difficulty in scheduling the supply of vegetables to market demand. The vegetables are subjected to higher prices and quantity risks with changing consumers’ demand and production conditions. The core focus of this study was to reach, measure, and analyzing the marketing risk level of vegetables produced in Rubavu District, Rwanda. The study based on a survey of 90 vegetable sellers. At least 30 couple of wholesalers and middlemen visited Rubavu District to trade the vegetables for various retails. Primary data collected through structured questionnaires and secondary data sources used. A Five-point Likert associated with the bivariate analysis was used to rank the risk level while the full model of Linear Regression Analysis and factor analysis were used to identifier the majors’ factors associated with the risk in vegetable marketing in Rwanda. The mean score results derived based on Likert-Scales, indicated that “low seasonal product prices, weak market channels, poor logistics, and market communications, poor product handling and packaging, lack of storage and higher perishability’ identified to be the most important sources of risk. Therefore, the use of forwards’ contracts; getting market information, sell at crude prices due to perishability, contractual arrangements, maintaining good relationships and restoring the storage network system were of significant concerns for overcoming the recognized risks.   Keywords: Risk, Risk analysis, Likert Scale, Marketing risk, Vegetable Marketing risk, and Risk Management.

Abstract The purpose of this study was to examine the characteristics and opportunities of accelerating the adoption of palm sugar farming technology in sustainable resource use in North Sulawesi Province on July to November 2016. The data used are secondary data and primary data derived from respondents as many as 120 palm-based farming households in the central district of palm plantations in Tareran, Tomohon, and Motoling, Analysis used cross tabulation for farmer characteristics and binary logistic regression approach for accelerated adoption opportunities. The results showed that the farmers cultivated sugar palm plants with an intercropping farming system with a variety of plantation and forestry food crops. Good knowledge of palm plant cultivation system (64.84%) in cultivating sugar palm with a good understanding of the sustainability of palm plant-based farming. Opportunities for accelerating the appreciation and adoption of farmers to sugar palm-based farming technology can be realized in the form of participatory technology assistance on all technology components, both basic and optional technology, by expanding the business scale, increasing various processed products, bringing the location of farming closer to residential and information sources technology. To increase the production of aren and their derivative products and to maintain the continuity and preservation of the environment, it is necessary to cultivate and expand the palm area in harmony with regional spatial planning for conservation and sustainable management.

AbstractIndonesian fisheries resources regarding food in the fisheries sector have great potential, this is an important factor in supporting national development.This study aims to determine the management of "fufu" fish business in Tambala Kampung Baru Village, Tombariri District, Minahasa Regency, North Sulawesi Province, namely the system of processing and marketing of "fufu" fish.The research method is descriptive in order to describe the characteristics of a situation. Data retrieval is done by census method, where there are 19 "fufu" fish business owners, then data is collected on all business objects. Primary data was taken through direct interviews using a questionnaire to "fufu" fish business owners and secondary data is the data of viewers in this study."Fufu" fish production in Tambala Kampung Baru Village is adjusted to the acquisition of capital obtained by the business owner, where in 10 respondents it can be seen that the availability of raw materials in the production process varies from 300 kg to 500 kg. Marketing plans have been established after business planning.The economic aspect of the "fufu" fish business can provide good profit. Pengambilan data dilakukan dengan metode sensus, dimana terdapat 19 pemilik usaha ikan “fufu”, kemudian dilakukan pengambilan data terhadap keseluruhan objek usaha. Data primer diambil melalui wawancara secara langsung dengan menggunakan kuesioner kepada pemilik usaha ikan “fufu” dan data sekunder merupakan data-data penujang dalam penelitian ini.Produksi ikan “fufu” di Desa Tambala Kampung Baru disesuaikan dengan perolehan modal yang diperoleh pemilik usaha, dimana dalam 10 responden dapat dilihat ketersedian bahan baku dalam proses produksi bervariasi antara 300 kg sampai dengan 500 kg. Rencanah pemasaran sudah ditetapkan setelah adanya perencanan usaha.Segi ekonomis usaha ikan “fufu” dapat memberikan keutungan yang baik. Hal ini disebabkan biaya oprasionalnya relatif rendah, bila dibandingkan dengan usaha lain, produsen pemasaran tidak sulit, dan proses pengolahan rata-rata dilakukan selama 7 hari.Kata kunci: Manajemen, usaha ikan “fufu”, Desa Tambala

Purpose: This study aims to know the service quality of the different private commercial banks operating in Bangladesh with the rapid advancement in information technology and provide some guidelines to improve their service qualities. Methodology: The study used both primary and secondary data to support the objective. Primary data were collected from 240 customers, of whom 120 customers are from traditional private commercial banks and the rest from private Islamic commercial banks operating in Bangladesh using a structured interview schedule, naming SERVQUAL. The study used a convenience sampling method to select respondents. Secondary data were collected from different journals, newspaper articles, books, and various published sources. An independent samples t-test was conducted in the test of the hypothesis. Findings: This study found a significant difference between the traditional and Islamic commercial banks’ service quality and added that the study area’s customers/clients are not fully satisfied with either traditional private commercial banks or Islamic banks. However, Islamic commercial banks are showing a relatively better picture. Research Limitations: The Study is limited to Bangladesh’s small marginal market and a small sample size of only 240 respondents, which cannot sufficiently reflect the large population’s actual scenario. Practical Implications: The Study will help manage the traditional and Islamic commercial banks and policymakers to improve their service quality and improve monitoring efficiency. Originality/value: The Study extensively identified some factors to improve the traditional and Islamic commercial banks’ service quality for both the banks’ and policymakers’ management. In this regard, the critical factors can be the number of employees and the number of counters, increasing ATM services, ensuring faster services, flexible loan disbursement policy, sufficient floor space, suitable sitting arrangements, and improved online services.

This study aims to determine the effect of authentic leadership in increasing employees psychological capital and creativity moderated by job satisfaction. This type of research used in this research is quantitative. This research was conducted at the Telecommunications Company (Telkom). The sample used in this study amounted to 100. The data used are quantitative data by collecting primary data and secondary data. (1) primary data, in the form of distributing questionnaires in the field to employees of Telecommunications Company (Telkom) and (2) secondary data in this study. are literature, books, literature studies, and online media that can be found in libraries or the internet as supporting information for this research. The analysis used in this research is using smart PLS software to determine the effect of the independent, moderation and dependent variables. The independent variable in this study is authentic leadership (X1), the dependent variable is psychological capital (Y1) and creativity (Y2), while the moderating variable is job satisfaction (Z). The results showed that the authentic leadership variable had a positive and significant effect on Creativity. Authentic leadership has a positive and significant effect on psychological capital. authentic leadership moderated job satisfaction has an influence on creativity. authentic leadership moderated by job satisfaction has an influence on psychological capital. The majority of the population (66%) in-country “Nepal” are engaged in agriculture. However, domestic production finds it difficult to meet the annual demand of the people. Hence, people are moving from subsistence agriculture to embrace mushroom farming. This study focuses on economic analysis and analysis of the present status of mushroom farming and enterprise in this country. The study was conducted in the land area of Kalika Municipality and Bharatpur Metropolitan City. 30 mushroom farmers with two huts and at least three years of experience were selected from the study area. The primary data were collected through face-to-face interviews with the farmers, focus group discussion (FGD) and key informant interviews (KII). The secondary data was collected through various published articles and documents. The data analysis was done using basic statistics and a regression function. The benefit-cost ratio is 2.54 and a high gross margin is NRs.490,876.65 per kattha per year. The return to scale (RTS) is 0.80. Five marketing channels are present among which wholesalers and local collectors contributed the highest percentage of the share. However, the dominance of the intermediaries, timely unavailability of inputs, price fluctuation, disease and pest infestation were the major constraints. Disease and pest control, formation of the producer organization, improvised cultivation practices, timely and affordable availability of quality can be the major solution measures. Whereas, suitable climatic conditions, high productivity and growing market demand are the strengths of mushroom production in this study area. Mushroom farming is found to be a profitable business concerning competitive and comparative markets.

This study aims to analyze the destination image and memorable tourism experience on revisit intention through tourist satisfaction at Maimoon Palace. The type of research used in this research is associative research. The population in this study were tourists who visited the Maimoon Palace with the samples taken in this study were 135 respondents. Withdrawal of the number of sample sizes is done by non-probability sampling using purposive sampling method. The data used are primary data and secondary data obtained through a list of statements and documentation studies. The data analysis technique uses structural equation modeling (SEM) with the Smart PLS version 3.0 analysis tool. The results of the study directly show that destination image has a positive and significant effect on revisit intention, memorable tourism experience has a positive and significant effect on revisit intention, destination image has a negative and significant effect on revisit intention, memorable tourism experience has a positive and significant effect on revisit intention, and tourist satisfaction has a positive and significant effect on revisit intention. Then the results of tests carried out indirectly indicate that tourist satisfaction is not able to mediate the relationship between destination image and revisit intention, but tourist satisfaction is able to mediate the relationship between memorable tourism experience and revisit intention. The purpose of this study is to see the extent of mosque financial management to optimize the role of the mosque in advancing the surrounding community both in terms of religious, economic, social, and cultural. In addition, this study also aims to see the extent of the influence of the mosque in the formation of community character in the environment around the mosque. This research focuses on governance carried out by the management, including leadership and management of the resources they have in advancing economic, social, cultural life and shaping the character of a more religious society. The method used in this research is qualitative non-positivistic, using a critical ethnomethodology analysis tool. Primary data in this study were obtained through in-depth interviews and direct observation. While secondary data in the study were obtained by looking at the records held by the manager as well as other data related to the research object. The expected outcome is the identification of problems with the financial management of the existing mosque and the resolution of the problem with the aim of optimizing the role of the mosque in building and advancing the community around the main mosque in facing the modern era as it is today. In addition, the results of this study will also be an input and reference for the mosque's financial management that is independent and has an impact on the progress and prosperity of the community (both physically and mentally).
