Valuers’ Perception of Expert Witnessing in Real Estate Litigation Practice in Ibadan, Oyo State

The study examined the valuers’ perception of expert witnessing in real estate litigation in Ibadan, Oyo State with the aim of improving professional practice. Primary data was collected from respondents 103 registered valuers (RSV) drawn using systematic random sampling technique from 158 financial members contained in the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) directory. Data collected from 87 returned questionnaires were analysed using frequency, percentage distribution, mean scores and factor analysis. The result established that rent dispute was the commonest real estate litigation where Valuers as an expert witness had been involved. The result shows that expert witnesses in the study area were experienced professional valuers who could sufficiently guide decision making in real estate litigations and give objective and sound evidence. Also, the findings showed that there is no statistically significant variation between the professional qualification and their level of engagement in real estate litigation as the p>.05 level for respondents [F(2,76)=.067, p= .935] for ESV. This infers that the respondents’ involvement in litigation was not a function of professional qualification of the respondents. The study recommended that for efficient expert witnessing in real estate litigations, valuers need to understand the procedures of being an expert witness and develop sufficient knowledge in the area of expert witnessing.

Abstract The research aims to analyze the decision-making process of business loans granted by debtors and to identify the factors that influence their decisions. The method used is a survey using a questionnaire instrument as data collection. The sampling technique is carried out by a systematic random sampling method, obtained from 100 debtors of PT BRI (Persero) Tbk. Brantas Unit Kertajaya Branch, and Surabaya Diponegoro Branch Office. Methods of analysis of descriptive-analytical data and two main boxes. The results showed: 1) the process of a decision of the KUR by the debtor in five stages, namely the identification of the needs (the KUR is used as risk capital, the search for information (the KUR information obtained from (bank interest), alternative valuation (low interest is used as a valuation consideration), credit decision making (choose interest rate) and credit withdrawal (satisfied and recommended to others); 2) internal factors have a stronger influence than external factors, this individual factor illustrates that the debtor takes KUR BRI due to a feeling of need from within the debtor Keywords: Internal Factors, External Factors, KUR Decision Abstrak Penelitian ditujukan untuk menganalisis proses keputusan pengambilan kredit usaha rakyat oleh debitur, dan mengidentifikasi faktor-faktoryang mempengaruhi keputusannya. Metode yang digunakan adalah survei dengan menggunakan instrumen kuesioner sebagai pengumpulan data. Teknik pengambilan sampel dilakukan dengan metode systematic random sampling, didapatkan 100 debitur dari PT BRI (Persero) Tbk. Unit Brantas Cabang Kertajaya, dan Kantor Cabang Diponegoro Surabaya. Metode analisis data analisis deskritptif, dan top two boxes.Hasil penelitian menunjukkan :1) proses pengambilan keputusan KUR oleh debitur melalui lima tahap yaitu Indentifiasi kebutuhan (KUR digunakan sebagai modal usaha, pencarian informasi (informasi KUR didapat dari Bank), evaluasi alternatif (bunga yang rendah dijadikan pertimbangan evaluasi), keputusan pengambilan kredit (memilih tingkat bunga), dan pasca pengambilan kredit (puas dan merekomendasikan ke yang Lain) ; 2) faktor internal memiliki pengaruh lebih kuat daripada faktoreksternal, hal ini Faktor individul menggambarkan bahwa debitur mengambil KUR BRI karena rasa kebutuhan dari dalam diri debitur tersebut.Kata Kunci: Faktor Internal, Faktor Eksternal, Keputusan KUR

This article examines whether expectations held by different stakeholders from Large-Scale Land Acquisition (LSLA) have been realized in Ethiopia. Data were collected from key informants working at different levels in government organizations in Benshanguel, Oromia and Gambella regional states. Primary data were collected from households directly affected by the two large-scale farms in Oromia and Benshanguel Gumuz regional states. The samples were selected using a systematic random sampling technique. The findings indicated that LSLA rarely met prior expectations and highlighted the difficulty in realizing a win-win situation.

The concept of employee welfare is vibrant. Its broad viewpoint and contents are inclined to change, depending on social and economic changes that occur in society. Employee welfare includes various services, benefits, and facilities offered to employees by employers. An organization has to provide welfare facilities to their employees to keep their motivation levels high. The study throws light on impact of welfare measures on the employees’ performances with respect to the construction industry. The primary data for the study was collected through a questionnaire. The sample size of the study was 80 and the sample design adopted was a systematic random sampling technique.

This study aims to determine whether there is influence between the knowledge of the members of the cooperative and the quality of service to the participation of members of the all-round cooperative effort (KSU) Warga Sejahtera, village Cipinang, East Jakarta. This research was carried out for two months, starting from May 2010 to June 2011. The study population was the whole business cooperatives (KSU) Warga Sejahtera East Jakarta 355 members. The samples used were 84 members using systematic random sampling technique (systematic random sampling technique). The method used is survey method with the correlational approach, while the acquired data to the variables X1, X2 and Y derived from primary data with test instruments for variable X1 and instruments like questionnaire with Likert scale for X2 and Y which has been in testing the validity and reliability. Processing data using SPSS 17.0. Partially, the influence of knowledge about the cooperative members with the participation of members is 0.803. This means that the influence of the knowledge of the members of the cooperative with the participation of members is strong and positive values. A positive value means that if members of the cooperative knowledge increases, the participation of members will be increased, and vice versa. While the influence of the quality of services with the participation of members is equal to 0.271. This means that the influence of the quality of services with the participation of members is weak and positive values. A positive value means that if the quality of service increases, the participation of members will be increased, and vice versa. F-test knowledge of the influence of members of cooperatives and the quality of services to the participation of members obtained F count equal to 137.423 while the critical value of F or F table is at 3.11, the F count> F table, meaning that there are significant knowledge of the members of the cooperative and the quality of service to participation of members together. R² value obtained is equal to 0.772. This means that the variable knowledge of the members of the cooperative and the quality of service could explain the variability of 77.2% of the variable participation of members, while the rest influenced by other variables not examined. The multiple regression equation obtained was Y = 28.725 + 1,742X1 + 0,209X2. From the above analysis it can be said that simultaneously a significant difference between the knowledge of members of cooperatives and the quality of service to the citizens of member participation in KSU Sejahtera, Cipinang, East Jakarta.

South Bandung is one of the districts in West Java province which offers nature tours and much in demand as a travel destination for people from various regions, especially during the weekend, one of which is the Hot Water Bathing Ciwalini-Ciwidey. Hot Water Bathing Ciwalini have contributed to the development of tourism Bandung regency, but in the year 2008 Bathing Water Heat Ciwalini traffic decreased by 2.2%. This is expected because of the level of brand equity Ciwalini Hot Water Bathing, because of declining traffic levels indicated in the brand equity Hot Water Bathing Ciwalini the less powerful. Therefore Ciwalini Hot Water Bathing should consider implementation of the sense in the experiential in order to improve brand equity Ciwalini Hot Water Bathing. In connection with these two research studies conducted on the influence of sense and feel of experiential marketing on brand equity Ciwalini Hot Water Baths. Problem studied is how the response to visitors on the implementation sense, how the responses regarding the implementation of visitor feel, how visitors respond to the brand equity Hot Water Bathing Ciwalini how the influence of a sense of brand equity Hot Water Bathing Ciwalini how the influence of a sense of brand equity Ciwalini Hot Water Bathing. The research is proposed to test the influence of Leadership and Motivation Work on Public Service Quality. The population in this study was the Kantor Kementerian Agama Sungai Penuh who had received the last 1 year service at the Kantor Kementerian Agama Sungai Penuh, amounting to 260 people. Furthermore, by using the Slovin formula, a sample size of 158 people was chosen with a sampling technique based on Simple Random Sampling. This study uses primary data and secondary data. Data analysis techniques used are path analysis and hypothesis testing using t test with data analysis using SPSS version 20. The results of the study based on showing that partially the Leadership and motivation work have a positive and significant effect on Public Service Quality. The results also show that motivation work variables act as intervening variables between Leadership and Public Service Quality.

This study aims to determine the effect of competencies and physical work environment simultaneously or partially on the performance of employees of PT. Suzuki Indomobil Motor. Sustainable economic development does not occur without entrepreneurship and entrepreneurship is the practice of starting new organizations or revitalizing mature organizations. This study therefore is done to analyse the impact of innovation, technology and on the entrepreneurial development activities in Nigeria. Simple random sampling technique was used to select a total of 12 entrepreneurs from Lagos State that constituted our sample size. The primary data consists of a number of items in well- structured questionnaire that was administered to and completed by the respondents. Regression analysis was used to analyse the data. The results showed that there is significant relationship between technological innovation and entrepreneurship development in Nigeria. It is therefore recommended that government should create a friendly or an enabling environment for entrepreneurship and consumer goods to boost the Nigeria economy.

The topic of the research is Customer Satisfaction (CS) and Customer Loyalty (CL); special reference to the leading supermarkets in Jaffna. The objective of the research is to identify the impact of Customer Satisfaction on Customer Loyalty of leading Supermarkets in Jaffna, Sri Lanka. The research is simply deductive approach to find out the impact between Customer satisfaction and Customer loyalty. Quantitative method is available based on primary data. At present there are 08 numbers of supermarkets functioning in Jaffna district and popular three were selected. Random sampling technique is used to collect the data from customers of supermarkets in selected area. The analysis is carried out using a sample of 240 customers in Jaffna and only 218 were taken to analyze. ‘Statistical Package for Social Sciences’ (SPSS) 22.0 version was used in order to analyze the data. Correlation was used to find the connection between Customer Satisfaction and Customer Loyalty. Also Regression analysis is used to predict the value of a variable based on the value of two or more other variables. Also found that about 40 percent connection between Customer Satisfaction and Customer Loyalty and also found around 16% affect by Customer satisfaction to Customer loyalty.

This study aims to see whether there is a relationship between promotion and decision making learners in following the tutoring in BBC Limbanang Kecamatan Suliki Kabupaten Lima Puluh Kota. This type of research is correlational. The population in this study is the citizens learn BBC learning guidance. Sampling technique in this research is stratified random sampling from entire population. Data collection techniques used are questionnaires, while the data collection tool questionnaire. Technique of data analysis by using formula of percentage and product moment. From the results of the study showed that: promotion done by the guidance of learning in BBC less good so that decision to follow guidance study in BBC considered less good also by learners.
