There is a demand for the development of underground space beneath alienated land by a third party other than the surface landowner. Arguments frequently arise because the surface landowner asserts that his rights extend to ownership extension, while the other party wishes to develop the underground space without interfering with the rights of others. Due to Malaysia's absent of land use zoning for underground space, the rights to develop underground space are ambiguous. Using a qualitative approach, this study will examine the role of land use zoning in assisting the development of underground spaces. Thematic analyses revealed three interconnected elements: underground land use zoning, standardisation of land category depths, and a buffer zone for surface and underground space ownership. Additionally, a comparative study was conducted between Malaysia, Hong Kong, China, Japan, and Finland in order to determine the optimal strategy for zoning underground space land uses. At the conclusion of this paper, verticalland use zoning was also proposed.

Death is one of the most difficult topics a person can talk about. The human being is busy with how to continue his life and improve its conditions. This study aims is to explore the writing of Facebook pages of the dead. The research used the qualitative approach through a content analysis, where (50) publications were found on fifteen pages of a dead person with an intentional sample, and the results of the research showed that writing people in the pages of the dead included two directions, the first direction is a desire to immortalize the dead and a kind of preserving their roots Alive. As for the other direction, it was weeping over their ruins and showing the end of a person's death and his end life. Sometimes in the same post include both directions together, meaning "the use of the deceased’s account by his family by changing the profile picture of the dead, and at the same time inviting the deceased’s friends through his page to the memorial event. People write on the pages of the dead in order to weep over their ruins on the one hand, and to immortalize their memories on the other side. Facebook as a social platform and the interaction of people with the pages of the dead shows the great social interaction that takes place in this space, and research in this field is not consistent with one and only claim, as some posts are either temporary or permanent; Therefore, I have used screen capture technology to collect and retain information. The pages of the dead included referring to them, writing memorials and longing, etc. Facebook has become a social platform that allows those who lose a dear person to share their grief through it, and enables them to deal with death and relieve their pain

Abstract This paper explores the role of landscape planning as a tool for rural fire prevention. It presents a methodology for a fire resilient and sustainable landscape model (FIRELAN) that articulates the ecological and cultural components in a suitable and multifunction land-use plan. FIRELAN is a conceptual and ecologically based model that recognizes river basin’ land morphology, microclimate, and species combustibility as the fundamental factors that determine fire behavior and landscape resilience, along with the ecological network (EN) for achieving ecological sustainability of the landscape. The model is constituted by the FIRELAN Network and the Complementary Areas. This network ensures the effectiveness of discontinuities in the landscape with less combustible land-uses. It also functions as a fire-retardant technique and protection of wildland-urban interface (WUI). This model is applied to municipalities from Portugal's center region, a simplified landscape severely damaged by recurrent rural fires. The results show that land-use and tree species composition should change drastically, whereas about 72% of the case study needs transformation actions. This requires a significant increase of native or archaeophytes species, agricultural areas, landscape discontinuities and the restoration of biodiversity in Natura 2000 areas. The EN components are 79% of the FIRELAN N area, whose implementation ensures soil and water conservation, biodiversity, and habitats. This paper contributes to the discussion of the Portuguese rural fires planning framework, highlighting the role of this model implementation towards a new landscape by giving explicit indications of adequate land-uses in rural areas. The FIRELAN model can be replicated in any situation.

This paper examines the global soybean market in a holistic way, analyses the land use and other historical determinants of soybean exports, such as labour and capital endowments, soybean productivity, international prices and demand conditions through an empirical model. In addition, it pays particular attention to the role of leading exporters in the export changes and the nature of the connections between them in an interrelated system. The results suggest that the productivity per hectare and the land used to harvest soybeans are the main factors explaining soybean exports in a global context. The analysis also reveals that Brazil, the current market leader, positively influences the other exporters. On the contrary, minor exporters such as Ukraine, Paraguay, or Canada present competitive relationships with the major exporters. The nature of the relationships between the exporters and the pressure on natural resources highlight the importance of government involvement in developing joint strategies that ensure the growth of this sector and the achievement of United Nations Sustainable Development Goals.

In a comparative study of Eradicating Corruption in Indonesia and Japan appears that law culture plays a significant role. Indonesia has special institution that deals with corruption while Japan does not have it. Nevertheless, cases of corruption in Indonesia are higher than in Japan. This is due to the Indonesian culture of ewuh pakewuh, reluctant, and has two different views in dealing with corruption. On the one hand, Indonesia rejects corruption, but on the other hand, it commits actions that support corruption. Meanwhile, Japan has a strong culture of shame for committing law violations both at the community level and law enforcement officers.

With the rise of the importance of air transportation in the 21st century, the role of economics in airport planning and decision-making has become crucial to the urban structure and land values. This paper examines the relationship between an airport and its impact on the distribution of urban land uses and land values by applying the Alonso’s bid-rent model. Using Suvarnabhumi International Airport as a case study, the analysis was made over three different time periods of airport development. The statistical results confirm that: (i) Alonso’s model can be used to explain the impacts of the airport only for the northeast quadrant of the airport; (ii) proximity to the airport shows an inverse relationship with the land value of all six types of land use activities through three periods of time; and (iii) the land value for commercial land use is the most sensitive to the location of the airport compared to other types of land use activities.

ABSTRACT The role of a notary today is crucial for the parties who wish to make variety of agreements, due to authentic notarial deed is considered to be more secure for the society than the legal power of the deed under the hand. Nevertheless, in practice it is frequently discovered the presence of a notarial deed being sued to be requested  for cancellation  before the court due to the fault of the parties who disagree and dihonest in his statement to the notary, or the fault of the notary him/herself, either for negligence or willful misconduct. This article/is an analytical descriptive study, in order to see the position of the notary in the process of examination of dispute in court either as a person in his/her capacity as a state official or from the positions of the authentic deed made are often the source of disputes and and responsibility of the notary who is deemed to have made mistakes during undertaking further work that is considered detrimental to the third party. In terms of any problems that might arise in the future on the publication of an authentic deed made by the notary, the notary may not necessarily be drawn as the guilty party which  caused the disputes, yet to be seen how far the offense has been committed by a notary, whether there is an error/not, a violation of the code of ethics and or the Law Number 2 of 2014 on the Position of Notary (hereinafter referred to as UUJN). In the dispute resolution in court on civil disputes, notaries can hold the position as the other party such as  Defendant,  if deemed to have  committed an unlawful act to the detriment of others, as a co-defendant, or witness. The responsibility of a notary/PPAT depends on his/her position in dispute resolution, but in essence, they are responsible for their actions, whether civil, criminal or administrative. Land use change resulting from anthropogenic pressure on land has led to degraded soil quality, especially in the hilly tropical regions where ecosystems are generally fragile and susceptible to soil degradation from cultivation. Hence, sustainable land uses and management practices are crucial for agricultural production and ecological balance, particularly in these regions. The present study investigates the impact of various hill land uses (Natural forest-NAF, Jhum fallow-JF, Home garden-HG, Acacia pennata plantation-AP and Current Jhum-CJ) on soil exchangeable nutrients in steeply sloping agro-ecosystems of Mizoram, North-east India. Soil samples were collected from three different depths (0-10, 10-20 & 20-30 cm) and analyzed for pH, Pavail, Na, K, Mg, Mn and Ca. Our results indicated that land use and soil depths had a significant impact on soil pH, Pavail and soil exchangeable cations (p<0.05). Conversion of native forests for cultivation negatively affected soil properties as indicated by the reduced soil exchangeable cations in cultivated lands (AP & CJ) in relation to the natural forest (NAF) and  Jhum fallow (JF). Soils under longer periods of fallow (>12 years) led to increases in soil available nutrients indicating the role of vegetation cover in conserving and enhancing soil available nutrients and vice-versa. In addition, Home garden (HG) showed moderately higher available soil nutrients signifying the role of sustainable management practices such as the addition of organic amendments and mixed cropping, leading to increased soil available nutrient content.
